Rising Damp

Rising damp can be due to various factors - the failure of an existing damp proof course (dpc), bridging due to the raising of external ground or internal floor levels, or in older buildings, the complete absence of a damp proof course.

Damp proofing is a protective process to ensure moisture cannot pass through the walls of a building to the interior. Damp proofing places a barrier in walls that prevents rising damp problems.

We use Sovereign DPC Injection Cream which is a viscous silane/siloxane emulsion (cream) damp-proofing material. It is superior to paste formulations leaving no unsightly residue and is non-corrosive. It is fully approved and accredited by the BBA as an effective barrier against rising damp (BBA Certificate Nos 05/4521). Installation can also be covered by a Guarantee (of up to 30yrs).

Where plaster has to be renewed because of contamination with hygroscopic salts, it is vital that a special salt retardant additive is used to hold back any residual salts while still allowing the passage of water vapour.

Tanking

The Sovereign Hey'di System is an internationally renowned water-proofing tanking system for the protection of structures from moisture.

The Sovereign Hey'di System is used to waterproof basements and cellars so that they can be turned into dry, habitable rooms. The Sovereign Hey'di System can also be used to keep water from leaking out of structures, such, swimming pools, ponds and drinking water tanks.

Within the Hey'di System is Antisulphate - a salt neutraliser for masonry that is contaminated with ground salts.

Sovereign Hey'di K11 powder is mixed with Sovereign SBR Bonding Agent to form a slurry that is applied to prepared masonry. Once cured the Sovereign Hey'di System will resist up to 15 bar (150m head) of water pressure from the negative side. A 10 year Guarantee is available, however under normal conditions K11 will provide an effective barrier to the transmission of water for the life of the building.

Cavity drain membranes

Cavity drain membranes provide an alternative to conventional cementitious tanking systems, which work by holding the water back.

Cavity drain membranes work on the principle of allowing water to continue to penetrate the structure but control it in the air gap and divert it to a suitable drainage point. They do not allow pressure to build up against the internal construction and the air gap behind the membrane allows the structure to breathe and to some extent to dry out.

The membranes are loose laid on floors and fixed to walls using special plugs and sealing materials, with little or no preparation required to the substrate. Once the membrane has been fitted, wall surfaces can be dry lined or plastered directly and floors can be screeded or a floating dry board system installed.

Condensation

Condensation is one of the most common causes of dampness in properties. Quite simply condensation is water that is deposited on surfaces from warm, moist air that comes into contact with cold surfaces and is usually seen as a problem during the colder winter months.

Cold air enters a building, the air is warmed for comfort, the warm air takes up and holds moisture, this warm moist air comes into contact with cold surfaces and condensation occurs when excess water is released.

Condensation can be addressed by ensuring an adequate balance is achieved between heating, ventilation and insulation. However, more often than not other additional condensation control steps are required to deal with this all too common problem.

Two ways to counter condensation are to a) use a dehumidifier and b)  fitting of passyfier condensation vents. We have fitted many  passyfier vents in the local area in the past few years with much success.
